Quick Answer

A Chula Vista realtor who lives here.

Ryan Fisher is a Chula Vista realtor and the founder of Lovery Real Estate. He lives in Hilltop in West Chula Vista, has closed 21 Chula Vista transactions on both the buy and sell side, and prices every home knowing that West and East Chula Vista sell as two different markets. Sellers and buyers work with him directly, with a transaction coordinator on every deal.

I bought my home in Hilltop in 2021. I know which streets buyers ask for, what the older homes on the west side need, and how one sale down the block changes your price.

East of the 805, I have sold and bought in Eastlake, Otay Ranch, Rancho Del Rey and Rolling Hills Ranch, where HOA dues and Mello-Roos shape what buyers will pay.

West of the 805

Most homes were built around 1959, so condition and systems drive the price. Buyers pay for a home that has been cared for, and they discount the unknowns.

East of the 805

Newer master-planned communities, where many homes carry HOA dues and Mello-Roos special taxes. Buyers compare the full monthly payment, not just the price. The full numbers are in should I sell my house in Chula Vista.

Hilltop to Bonita · 2024

A move-up family, two deals

A Hilltop family wanted more space and a bigger lot. We won their Bonita home with a contingent offer in August 2024 at $1,225,000, then sold their Hilltop home after about $2,000 of touch-ups. When the first escrow fell out, it was back under contract four days later and closed at $887,000. They moved into the Bonita home in October.

West Chula Vista · 91910

$5,500 of paint, $19,000 over list

A 1955 home, 3 bedrooms and 2 baths, where dated paint was the one thing holding it back. After about $5,500 of interior paint, it listed at $529,000 and closed at $548,000, $19,000 over list.

Millenia · 91915

Five years, three deals

I helped these clients buy their Millenia townhome in 2020 at $600,000, sight unseen during COVID, using video walkthroughs. They later bought a larger home in Windingwalk with me, and in 2025 I listed and sold the townhome at $825,000.

Rancho Del Rey · 2026

A VA family, relocating

A military family moving from the East Coast wanted East Chula Vista without HOA dues or Mello-Roos. I connected them with a VA lender before they arrived and toured homes for them while they were out of state. They closed in September 2026 at $997,000.

“We narrowed it down to Chula Vista … Ryan called the next day with a unique opportunity, an earlier close with a rent back option. It solved all of our problems, and we beat out two other higher offers.”Casey F., bought in Chula Vista · Google review ↗

What is the difference between West and East Chula Vista for sellers?

West Chula Vista has mostly older homes, so the condition of the home and its systems drive the price. East Chula Vista has newer master-planned communities where HOA dues and Mello-Roos special taxes shape what buyers will pay. The two sides draw different buyers and sell at different paces, so they are priced as separate markets.

What Chula Vista neighborhoods does Ryan work in?

How is Ryan paid when I sell my Chula Vista home?

Ryan is paid from the sale at closing, and there are no other costs, including no admin or transaction coordinator fee. Commission is negotiable and agreed in writing, and every listing agreement lets you cancel at any time for any reason, prior to being under contract with a buyer.

Does Ryan work with VA buyers in Chula Vista?

Yes. Ryan has represented VA buyers in Chula Vista, including a military family relocating from the East Coast who bought in Rancho Del Rey in 2026. He connects buyers with a VA lender early and can tour homes for buyers who are still out of state.

How do I find out what my Chula Vista home is worth?

Request a free Lovery Value Report. Ryan prices from recent comparable sales on your side of the 805, adjusted for size, condition and location, and includes a realistic price range and an estimate of what you would walk away with.

What should I ask a Chula Vista realtor before I hire them?

Ask for their recent sales on your side of the 805 and in your price range, the comparable sales behind their suggested price, their marketing plan, how often you will hear from them, the cancellation terms of the listing agreement, and how they are paid. Interview more than one agent and ask each the same questions.
