What Happens During Escrow?
Escrow is the period between your accepted offer and receiving your keys. During this time, multiple processes happen simultaneously to ensure the transaction closes smoothly.
Within three business days of acceptance, you deposit earnest money — typically 1–3% of the purchase price — into escrow. This shows good faith and is credited toward your closing costs.
You finalize loan terms with your lender, lock in your rate, and submit any remaining documentation. Your lender orders the appraisal during this step.
A licensed inspector evaluates the property’s condition. We attend, walk you through findings, and help you negotiate any requested repairs or credits.
Your lender’s appraiser confirms the home’s value supports the loan amount. If the appraisal comes in low, we negotiate a price adjustment or restructure the deal.
You review the seller’s disclosures and inspection reports. We flag anything material and help you decide whether to proceed, renegotiate, or back out.
You secure a homeowners insurance policy effective on the close date. Your lender requires proof of coverage before funding.
Once inspections, appraisal, and loan approval are complete, you formally remove contingencies — committing to the purchase. From this point, your earnest money is at risk if you back out.
24–48 hours before closing, you walk the home one final time. Then you sign closing documents with the title company, wire funds, and once the deed records — keys are yours.
