How to estimate a mortgage payment in San Diego
A San Diego mortgage payment is principal and interest plus property tax, insurance, any Mello-Roos or HOA dues, and mortgage insurance when the loan type calls for it. The local piece most calculators get wrong is property tax. Under Proposition 13 your tax resets to the purchase price, at the 1% base rate plus voter-approved bonds, which averaged 1.16729% across San Diego County for 2025-26. Use that, not the seller’s current bill.
Then check the loan type. In San Diego County the 2026 conforming and FHA limit for a one-unit home is $1,104,000, so a larger conventional loan is a jumbo loan. FHA adds a 1.75% upfront premium and a monthly premium. VA has no monthly mortgage insurance but charges a one-time funding fee unless you are exempt.
What makes a San Diego payment different
Six things that move a monthly payment here more than in most of the country.
Property tax at your price
The base rate is 1% under Proposition 13, plus voter-approved bonds for your tax rate area. The 2025-26 county average was 1.16729%, with areas ranging from about 1.02% to 1.29%. A buyer is taxed on the price paid, so the seller’s bill is usually far lower than yours will be.
Special taxes in newer areas
Community Facilities District taxes paid for roads, parks and schools in many newer communities, including much of East Chula Vista. They appear on the property tax bill, vary by tract and can add hundreds of dollars a month. Ask for the exact amount before you write an offer, or look it up by the 10-digit parcel number on the County of San Diego special assessments search.
The extra tax bill after closing
When a home sells, the County reassesses it to the new price and bills the difference for the rest of the fiscal year. Closings from January through May can bring two supplemental bills. These are usually paid directly, not through your loan payment, so plan cash for them.
2026 loan limit
The San Diego County limit for a one-unit home in 2026, for both conforming and FHA loans. Above it, a conventional loan becomes a jumbo loan with its own down payment and pricing rules. VA buyers with full entitlement have no VA loan limit.
Condos and planned communities
Most condos and townhomes, and many newer detached homes, carry HOA dues. Lenders count them in your debt-to-income ratio, and condo projects need approval for FHA and VA financing.
Quote it early
Homeowners insurance pricing in California has tightened, especially near open space and canyons. Get a quote during your inspection period, before you remove contingencies, so the number in this calculator is real.

Turn this estimate into a real number
A calculator gets you close. These four steps get you to the payment you will actually sign for.
Pick a payment, then a price
Decide the monthly number you are comfortable with first, then work back to a price in this calculator. The approval amount on a pre-approval letter is a ceiling, not a target.
Get a real pre-approval
A lender who reviews your documents can quote your actual rate, mortgage insurance and fees. Here is what buyers get wrong about pre-approval in San Diego.
Check taxes on each home
For every home you like, confirm the Mello-Roos, HOA dues and tax rate area before you write an offer. I pull those for my buyers so there are no surprises in escrow.
Plan for the cash
Down payment, closing costs and the supplemental tax bill all come due in cash. First-time buyers can start with my first-time home buyer guide for San Diego.
San Diego mortgage questions
How do I calculate a mortgage payment in San Diego?
Add principal and interest to property tax, homeowners insurance, any Mello-Roos or HOA dues, and mortgage insurance if your loan needs it. In San Diego, figure property tax on your purchase price at about 1.17%, the 2025-26 county average, and adjust for the tax rate area of the specific home.
What property tax rate should I use for a San Diego home?
Use the purchase price times the tax rate for that tax rate area. The rate is the 1% base under Proposition 13 plus voter-approved bonds. For 2025-26 the San Diego County average was 1.16729%, and individual areas ranged from about 1.02% to 1.29%.
What is Mello-Roos and how does it affect my payment?
Mello-Roos is a special tax from a Community Facilities District that paid for roads, parks, schools and other infrastructure in a newer community. It is billed with your property taxes, so it raises your monthly housing cost and counts in your debt-to-income ratio. The amount varies by tract, so confirm it for each home. You can look it up by parcel number on the County of San Diego special assessments search.
What is a supplemental property tax bill in San Diego County?
After a purchase, the County reassesses the home to the new value and bills the difference between the new value and the old assessed value for the rest of the fiscal year, which runs July 1 to June 30. A closing between January 1 and May 31 usually brings two supplemental bills. They are often not paid through your loan, so plan to pay them directly.
What is the 2026 conforming loan limit in San Diego County?
The 2026 limit for a one-unit home in San Diego County is $1,104,000 for conforming loans, and the FHA limit is also $1,104,000. A conventional loan above that amount is a jumbo loan. VA buyers with full entitlement have no VA loan limit.
How much is the VA funding fee on a purchase?
For a purchase, the VA funding fee is 2.15% of the loan on first use with less than 5% down and 3.3% after first use with less than 5% down. It drops to 1.5% with 5% down and 1.25% with 10% down. Veterans who receive VA disability compensation are exempt, and the fee is usually added to the loan.
How much is FHA mortgage insurance?
FHA charges an upfront premium of 1.75% of the base loan, usually added to the loan, plus an annual premium paid monthly. On a 30-year loan the annual premium is 0.50% to 0.75% depending on loan size and down payment. With less than 10% down it lasts for the life of the loan, and with 10% or more it lasts 11 years.
When does PMI come off a conventional loan?
Under the federal Homeowners Protection Act you can ask to cancel PMI when your balance reaches 80% of the original home value, and it ends automatically at 78% if you are current on payments. Some lenders also allow removal based on a new appraisal after values rise.
Does this calculator show my APR?
No. It estimates a monthly payment from the rate you enter. APR includes points and lender fees, and only a lender can quote it. The starting rate is the Freddie Mac weekly national average, so replace it with your own quote for an accurate number.
How much income do I need to buy a home in San Diego?
Lenders compare your total monthly debts, including the new housing payment, to your gross monthly income, and each loan type sets its own limits. VA loans also look at residual income. Enter your income in the optional income check to see your ratios, then confirm with a lender.
