It always starts with a comparable market analysis. Homes sold in the last 12 months, generally within about a one-mile radius, similar square footage (within roughly 15%), similar bed and bath count, and similar condition. From there, you have three options.
Above What the Data Supports
Some sellers want to start high because they feel their home is special or they want room to negotiate. The problem is buyers today are informed — when a home feels overpriced, they pass. The home sits, loses momentum, and often sells for less than it would have if priced right from day one.
In Line With the Market
Right in the middle of recent comparable sales. You’ll still get activity, but it’s more measured — maybe one strong offer instead of several, and it can take a little longer to close.
Strategically Below Market
We price slightly below market value to create attention and competition right away. More buyers through the door, real urgency, and the buyers themselves push the price up through competition — giving you leverage instead of forcing you to negotiate down.
A big part of how I approach pricing comes from how I was raised. I grew up in a family business where being upfront and honest mattered, even when it wasn’t what people wanted to hear. There are agents who will throw out a big number just to win the listing, knowing they’ll come back asking for price reductions once the home has sat. That’s not how I do business.
